James Promoters

1. Variation by Location

All project-related details including, but not limited to, offers, pricing, layouts, specifications, amenities, floor plans, dimensions, approvals, timelines, and payment schedules are indicative and subject to change. These may vary from project to project, phase to phase, location to location, and jurisdiction to jurisdiction, based on statutory requirements, local authority regulations, and prevailing market conditions. 

2. Advance Payment Validity

Any advance, booking amount, or initial payment made by the customer to James Promoters shall be valid for a period of three (3) months from the date of payment. If the sale transaction is not completed within this period due to customer-related delays, non-submission of documents, or non-fulfillment of payment obligations, the advance amount may be forfeited, refunded, or adjusted as per the prevailing policies of James Promoters.

3. Handover of Property Documents

All original title deeds and property-related documents shall be handed over by James Promoters to the purchaser only after the successful completion and registration of the Sale Deed, along with full settlement of the sale consideration, statutory charges, taxes, and any other dues payable by the purchaser. Until such completion, original documents shall remain under the custody of James Promoters or the concerned financial institution, as applicable.

4. Bank Loan & Mortgage Terms

Housing loans, mortgage facilities, or financial assistance from banks or financial institutions are subject to the respective bank’s policies, eligibility criteria, documentation requirements, and approval processes. Loan availability, sanction amount, interest rate, and tenure may vary from bank to bank. James Promoters does not guarantee or assure loan approval from any specific bank and shall not be held responsible for any rejection, delay, or modification of loan terms by financial institutions.

5. Statutory Approvals & Compliance

All projects undertaken by James Promoters are subject to applicable statutory approvals, government regulations, and local authority norms. Any modifications arising due to regulatory requirements shall be binding on the purchaser. James Promoters shall not be liable for delays caused by circumstances beyond its control, including force majeure events, policy changes, or approval-related delays.
